Terms and conditions of rent of the mountain home "Sofia"

Subject
Article 1

The Landlord leases to the Guest the holiday house “Sofia”, which is located in the Weekend Resort Treska on Kopaonik, Timoti Dzona Bajforda 12 Street, with a maximum capacity for up to 12 (twelve) persons (hereinafter: “House “Sofia”).

Rental period and number of guests
Article 2

The Landlord makes the House “Sofia” available to the Guest at the time indicated on the invoice.
The Landlord will make the House “Sofia” available to the Guest on the first day of rental, starting from 15:00 (check-in).
The guest is obliged to leave the House “Sofia” no later than on the last day of rental by 11:00 a.m. (check-out).

The retention of the “Sofia” House after the time determined by the previous paragraph of this Article, entails the payment of the “Sophia” House for one more night.

The house “Sofia is rented exclusively to the number of people indicated at the time of booking. Changes in the personal composition of guests are possible only with the written consent of the Landlord.

The guest guarantees that all persons who will stay in the House “Sofia” in the term stated on the invoice, agree to the terms of the rental.

Rental price and payment terms
Article 3

The rental price of the house “Sofia” is determined by the day of rental (overnight), of the whole house.
The price of an overnight stay in the House “Sofia” is stated on the website sofiakopaonik.rs, as well as on the invoice issued to the guest after booking.

Within 24 hours after booking, and in order to confirm the reservation of the House “Sofia”, the guest is obliged to pay an advance in the amount of 30% of the total price of the reservation, and the remaining amount, up to the full rental price, no later than 15 (fifteen) days before the start of the rental term.

In the event that the Guest does not make the payment for the confirmation of the reservation within the period referred to in the previous paragraph of this Article, it will be considered that he has withdrawn from the Contract.
In the event that the Guest fails to pay the remaining amount until the full rental price, no later than 15 (fifteen) days before the start of the rental term, it will be considered that the Contract was terminated due to the fault of the Guest, in which case the Landlord has the right to keep the amount of money received in the name of compensation for unjustified termination of the Contract.
If the Guest cancels the reservation of the House “Sofia” no later than 30 (thirty) days before the start of the rental term referred to in Article 2, paragraph 1 of this Agreement, the Landlord undertakes to refund the entire amount received in advance for the reservation confirmation. If the Guest cancels the reservation less than 30 days before the start of the rental term referred to in Article 2, paragraph 1 of this Agreement, it will be considered that the Contract was terminated through the fault of the Guest, in which case the Landlord has the right to retain the amount of money received for the confirmation of the reservation as compensation for damage due to the unjustified termination of the Contract.

Ban
Article 4

Pets are not allowed in the House “Sofia”.

Smoking is not allowed inside the Sofia House. Smoking is allowed on the terraces of the House “Sofia”.

Organization of bachelorette/bachelorette parties, other parties and celebrations is allowed only with the written consent of the Caterer and is subject to the payment of a special fee regardless of the agreed rental price.

The guest is not allowed to bring easily flammable or explosive material, weapons, material with strong and unpleasant odors, etc. into the house.

Moving large pieces of furniture, such as beds, sofas, wardrobe cabinets and tables, is expressly prohibited.

Compensation for damages
Article 5

The guest is obliged to use the premises – the House “Sofia” that has been placed at his disposal, devices, equipment and inventory as a good host.

Upon termination of the Contract, the Guest is obliged to hand over the House “Sofia” to the Landlord in the condition in which he found it, taking into account the wear and tear caused by regular use.

The guest and all persons who stay at the House “Sofia” are jointly and severally liable for damage to the premises, devices, equipment, inventory, which was caused by their fault and the fault of the person for whom they are responsible.

As a means of security for the compensation of damages that the Guests may cause in and at the Sofia House, the Guest undertakes to hand over to the Landlord the amount of €500 in dinars equivalent at the middle exchange rate of the NBS on the day of payment. In the event of damage, the Landlord is entitled to keep the received deposit in the name of compensation for damages, with the right to claim from the Guest the difference up to the full amount of the determined damage.

If the amount of damage obviously exceeds the amount of the deposit from the previous paragraph of this Article, the Landlord has the right to keep the items brought by the guest to the House “Sofia” until the full collection of the claim.

The Landlord is obliged to return the retained items to the Guest if the Guest or someone else provides an appropriate guarantee that the payment will be made.

The Landlord may be compensated from the value of the Guest’s belongings, provided that he is obliged, before proceeding with the collection, to inform the Guest of his intention in a timely manner.

If the Guest loses any of the keys to the House “Sofia” or the remote control from the garage, he is obliged to pay the Landlord the amount of €200.00 in dinars equivalent at the middle exchange rate of the NBS on the day of payment.

Disclaimer
Article 6

The Landlord is not responsible for the disappearance and damage of the Guest’s belongings and cars, as well as belongings and cars of other persons belongings who use the House “Sofija”.

Termination of the contract
Article 7

The Landlord, during the term of the Contract, has the right to cancel the services to the Guest and terminate this Contract if the Guest:

• grossly violates the provisions of this Agreement, especially if its behavior interferes with the stay of other guests;

• falls ill with an infectious disease that poses a threat to public health

In the case referred to in point 1 paragraph 1 of this Contract, the Landlord is also entitled to compensation from the Guest.

Final provisions
Article 8

By confirming the reservation on the sofiakopaonik.rs website, the Guest also confirms that he fully agrees with this Agreement – Rental Conditions.

In the event of a dispute arising from this Agreement, the Contracting Parties agree on the jurisdiction of the substantively competent court in Belgrade, either the First Basic Court in Belgrade or the Higher Court in Belgrade.
